BREEAM is an environmental assessment method and rating system for all building types, schools, healthcare buildings, offices and industrial units, which rewards performance above regulation which delivers environmental, comfort or health benefits. BREEAM is used by clients, planners, development agencies, funders and developers, property agents, design teams and managers. For the housing sector, there are a number of variants:

- The UK Government’s Code for Sustainable Homes (CfSH) for the assessment of new housing in England, Wales and Northern Ireland

- BREEAM EcoHomes for new homes in Scotland

- BREEAM Multi-Residential covering buildings housing many individuals and offering shared facilities

Midland Ecology can work with you to carry out a BREEAM assessment and gain points or credits for Ecology, one of ten groups of environmental impacts covered by BREEAM. Credits are available in the following areas:

- Site selection

- Ecological value of site and protection of ecological features

- Mitigating ecological impact

- Enhancing site ecology

- Long term impact on biodiversity

The ecologist makes a site visit prior to the commencement of initial site preparation works and makes recommendations with the following aims:

- To encourage the use of previously developed and/or contaminated land and avoid land which has not been previously disturbed.

- To encourage development on land that already has limited value to wildlife and to protect existing ecological features from substantial damage during site preparation and completion of construction works.

- To minimise the impact of a building development on existing site ecology.

- To recognise and encourage actions taken to maintain and enhance the ecological value of the site as a result of development.

- To minimise the long term impact of the development on the site and the surrounding area’s biodiversity.

We will then make a return visit post construction to confirm that these recommendations have been implemented and calculate a BREEAM rating for the development.
